The Metro Richmond and Surrounding area
has among some of the finest school systems in the state of Virginia.
Chesterfield County schools have been awarded several Blue Ribbon school awards
for excellence in teaching and all around programs. Many of their elementary,
middle and high schools are ranked in the top of all schools in the state of
Virginia. Henrico County schools also have a wonderful school system with many
new exciting programs including computers for all high school and middle school
students. Their school scores are comparable with the highest quality standards
in the metro area. Many of the other school systems in our area are ranked
among the highest for their area within the state and they have many
progressive programs to answer the academic needs of their students. Many of
our school systems since becoming part of a progressive change statewide
regarding the learning and teaching of materials required by the school system
consistently are improving their school scores and our area each year continues
to contribute students that go on to higher learning at levels that are much
higher then the national average.

Residential sales agreements usually have clauses referred to as financing contingencies which allow the buyers to declare the contract null and void if they are unable to obtain financing. This may be the most important condition in your contract if you are buying a home, so read the contract carefully before you sign it.
Most financing clauses set a time limit of from 30 to 45 days for obtaining a firm commitment from a lender. They may set deadlines for applying for a loan, and require the buyer's full cooperation in obtaining all the information needed to process your loan. If the loan is not approved by the deadline, it may be necessary to request an extension from the sellers or take specific steps to void the contract and get your deposit money back. Be sure to note all of the financing deadlines in the contract, apply for your loan as soon as possible, and be diligent about providing the lender with any documents that are requested.
